This year has been unmistakably difficult for just about everyone, there’s simply no getting around that fact. But hopes are high that the strong real estate market, so prevalent before the health crisis began, can help the industry remain vibrant in the coming weeks and months.
So if you’re in the market to buy or sell a home this year, this blog is for you.
Thus far, the local market seems to be holding its own, as we’re seeing a lot of pent up demand and interest is picking up in earnest at the Delaware and Maryland beaches. And with Memorial Day Weekend 2020 now upon us, we’re expecting things to continue on the current upward trajectory.
But while we anticipate strong sales in the summer and fall, both buyers and sellers do need to be aware of what will be a “new normal,” at least in the short term. You’ve undoubtedly heard this term thrown around a lot recently, but what does it mean exactly?
In short, it means things like social distancing and mask usage will be lingering in many instances, as we continue to protect ourselves from COVID-19 in anticipation of a vaccine in the coming months.
Now, what does this “new normal” mean for home buyers and sellers? That’s what we’re going to be talking about today, specifically what you can do to successfully buy or sell a home in the current environment.
Let’s take a look at a few things you can do today to help you be successful in the real estate market of 2020:
Embrace the Virtual World
We’ve been featuring our homes virtually for several years now at the Oldfather Group, and this is more important today than it’s ever been.
If you’re in the market to buy a new home in Delaware or Maryland, but are still worried about potential health risks, exploring homes virtually is a great way to get started.
If you’ve picked out a few homes that are of interest to you, our agents can set you up with a personalized virtual tour, utilize video conferencing and use several other virtual tools to help you feel more comfortable with remote shopping.

Be Financially Flexible
If you’re selling a home in the current environment, you should be aware that many lenders have tightened their requirements in recent months. This could mean a lesser amount of qualified buyers, at least when it comes to traditional mortgages.
You can counter this in many ways, and your Realtor can certainly help. Tactics to consider include being more flexible with the selling price, offering certain perks and/or contractual conditions and even considering various forms of financing options.
And if you’re a buyer, you also need to consider shopping around more than you otherwise might, in order to find the right lender.
This is an area where the Oldfather Group really shines, as our company also owns the Milton based Motto Mortgage Prosperity, giving our clients a sort of “one stop shop” for all of their real estate needs.
If there’s a home in the area that you’ve fallen in love with, give us a ring and we’ll get to work for you on several different fronts.
Be Safe At All Times
Okay, let’s get down to it! The real estate buying and/or selling process for the rest of 2020 is going to involve certain safety precautions, which is something we’re all just going to have to get used to.
We may not like it, but it’s for the health and well being of everyone involved in the process. And that’s really the bottom line – we all want to be safe and protect ourselves.
When out touring homes in person, it will be important to wear face coverings in the short term. It’s also a good idea to have some hand sanitizer with you, and to use it frequently.
Avoid touching surfaces if you can, though we realize this may not be possible 100 percent of the time. Still, when possible, ask your Realtor to open doors and cabinets for you.
And if you’re a seller, disinfect your home regularly. In many instances, the Realtor showing the home will be disinfecting surfaces as he or she goes along. But you can never be too careful.
Choose the Right Agent
This is always fantastic advice, but even more so in the current real estate climate. If you’re searching for a Realtor to hire for your real estate needs, you need to be willing to ask a lot of pre-hiring questions.
Is the agent willing to do personalized virtual tours on your behalf? Is he or she familiar with new technology? How has he or she used modern technology in the past to help clients?
Hiring an incredible agent is one of the most important decisions you’ll make in your real estate journey. In fact, it’s probably number one on the list.
Especially in the current climate, you can never ask too many questions or overdo the vetting process. Our agents at the Oldfather Group have decades of combined experience and are well versed on the latest technological advances in the industry.
