Tip # 1 – Clean Up The Landscaping. Early Spring is a great time to give your landscaping a quick once over and then get to work on making whatever improvements you think are necessary before potential buyers begin visiting. If your home is for sale, tending to outside elements is just as important as taking care of things on the inside. So keep the lawn looking neat and trimmed, pull those weeds, prune the shrubs, trim the hedges and take good care of any flower and/or vegetable gardens. This will have a huge impact when people begin visiting your property, and will hopefully speed up a potential sale.
Tip #2 – Give the Exterior a New Paint Job. Look at any wood areas on the outside of your home and be sure that they’re all looking in tip top shape. There’s a good chance that after the harsh winter months, these areas are going to need a little extra attention. Even if your home is made of brick or aluminum siding, there are almost certainly some areas that will fall into this category. These include any wood trim, maybe your front and back doors, or even some or all of your garage. Adding a new coat of paint to these areas can really make a huge difference, and can usually be done in a day or two.
Tip # 3 – Replace Broken Fixtures. There are many fixtures on the outside of your home that need some extra attention from time to time, particularly at the conclusion of the cold weather season. These include doorbells, mailboxes, house numbers, door handles and more. If they look old, worn, broken or are simply an eyesore, get these items replaced as soon as you can. Potential homebuyers will notice these things, so it’s best that you address them before that happens.
Tip # 4 – Get Rid of Clutter. Just as cleaning up any extra clutter is important in the inside of your home, so is it important on the outside of your home as well. It’s a good idea to walk around your property and pick up anything that doesn’t belong, items like paper, plastic, extra branches, maybe some loose children’s toys or even trash that blew into your yard over the winter. Put away your garden tools, trash cans and anything else that people could trip over while touring your home and property.
Tip #5 – Check and Replace Lighting Fixtures. If you have exterior lighting that’s a bit old or maybe even broken, take a little time to replace these items during your outdoor spring cleaning process. This won’t take you a whole lot of time or money, but it can make a big difference to potential buyers as it will show how well you’ve taken care of the property. It’s also a great safety feature, which is important to a lot of people.
Tip #6 – Add Some Pressure. To really make your property shine in the Spring, hire someone to come out and pressure wash your driveway, your front walk and even the exterior of your home. You can even do it yourself, if you think you’re up to it. This will really put your property in the best possible light, and extend your very best welcome to potential buyers who will be visiting your property during the warm weather season.
